One company from the land purchase to the service charge.
Most Nigerian developments pass through four or five firms, and every handover is a chance for something to be lost. We kept the disciplines in-house so there is exactly one party accountable for the result.
We buy the land ourselves
Site acquisition, title perfection, design, construction and handover, funded on our own balance sheet. Nothing is marketed before the land is ours and the documentation is clean, which is why we sell fewer units than firms our size.

Drawn here, built here
Our studio designs everything we develop, and takes private commissions on sites we do not own. Keeping the architect inside the contractor removes the most expensive argument in Nigerian construction: the one about whether the drawing or the budget was wrong.

Units bought to let, not to flip
We structure units for people buying income rather than a resale story: realistic rent assumptions, a stated service charge, and our own management arm taking the tenancy on.

Prepaid metering, automatic generator changeover, access control and cameras, specified so the parts can be bought in Abuja and serviced by people who live here.
